Common Concrete Problems We Fix

Cracks

Not all cracks are equal. Hairline shrinkage cracks are cosmetic — they don't affect structural integrity and can be filled with flexible sealant. Wider cracks, especially those showing vertical displacement (one side higher than the other), indicate subbase movement and need more intervention. We assess crack type, width, depth, and pattern to determine the right repair approach.

Spalling

Spalling — surface flaking or pitting — is typically caused by moisture intrusion and de-icing salt use, improper finishing techniques during the original pour, or the concrete simply aging past its useful surface life. Minor spalling can be addressed with resurfacing overlays. Severe spalling often indicates the surface layer has separated from the slab body and replacement is more economical.

Sunken or Settled Slabs

When concrete sinks or settles, the cause is almost always subbase erosion or compression. Before any repair, we identify whether the underlying soil can be stabilized or whether the subbase needs to be rebuilt. Mudjacking (pumping a grout mixture under the slab to raise it) works well when the slab is intact and the void is the primary problem. If the slab is cracked or the subbase is extensively compromised, replacement is the better choice.

Surface Wear and Fading

Driveways and patios that have worn smooth, lost their texture, or faded badly can be resurfaced with a bonding overlay. We prepare the surface, apply a concrete resurfacing product, texture it to the desired finish, and seal it. The result looks like new concrete at a significantly lower cost than replacement.
